This job was a full refurbishment over 3 floors split over 3 phases, the works included were to dramatically change and upgrade not only the appearance of the office space but the services and quality of offices.
The phases were split mainly into floors, however these phases overlapped and we agreed to do a sectional completion to benefit existing clients and gain revenue from new tenants quicker, this was also agreed to minimise impact on tenants and have full control over health and safety as we could segregate the entire working area. The phases split as follows: Phase 1 – 3rd & 2nd Floor Phase 2 – 2nd & Ground Floor Phase 3 – Ground Floor As we only had a small area to complete on the 3rd floor, we began the 2nd and 3rd simultaneously, this enabled us to handover the 3rd floor after 3 weeks yet the subcontractors were able to work continuously as they moved down to the next floor. This was also beneficial as any self-snagging picked up during the project was quickly resolved as the trades were still on site completing a different section.
Works included a strip out of M&E and existing partitions, we fitted new M&E services throughout the entire building with Lutron lighting controls which included sensors and dimmable capabilities. All floors included new stud and glazed partitions to newly formed areas, new flooring throughout and full suspended ceiling to all offices and corridors. Some offices required an acoustic barrier that was achieved by fitting acoustic bags in the ceiling void and additional ceiling hangers where required. New co-working area created on ground floor with a wet point, this area was opened up as previously there was a business lounge and only a small enclosed kitchen not sufficient for the volume of tenants. Creating the business lounge involved structural work to open up the area so it was visible from reception.
